Czech real estate

If you are looking for real estate in Czech republic it is good to keep in mind the small size of this country. If you come from the United States, India or Australia it may be a surprise for you to see that it takes only some 70 miles to cross the border to neighbouring Germany. Therefore even the real estate outside Prague may be of interest for you. Even from the border areas of Czechia you can get quickly to Prague, Vienna, Munich etc.

As far as the capital Prague is concerned: large part of the people working in Prague actually does not live in the Prague itself but in the districts Prague West and Prague East. In those two districts most of the new family houses are built. In Prague itself there is still lot of free space for further construction. But the city development plan does not allow at the moment to built in the areas of greenery. Therefore many old houses in Prage are being reconstructed and housing is built in the place of former factories or next to busy roads.

In Prague there are no significant industrial enterprises with the possible exception of construction, logistics and transport. Production plants that used to be mainly in the eastern part of Prague went bancrupt after the so called velvet revolution.

Prestigious areas to buy villas in Prague

The following places are considered to be prestigious for the purchase or construction of villas and family houses in Prague: Orechovka, Stresovice and Hanspaulka in Prague 6 and then Bubenec in Prague 7. There you can find most embassies. Most villas here have been built between the two world wars and the real estate here is sold for high prices. Recently more and more successful people from business and culture live in the following parts of the capital:

- Prague 7, around chateaux Troja, zoological garden and botanical garden

- Prague 6 Nebusice, around the American international school of Prague

- Prague 5, mainly Malvazinky and Hrebenka

- Prague 4, Podoli, Branik, Hodkovicky (golf club and sports grounds around the river)

Places of good quality apartment houses

The most popular and expensive area to live in an apartment in Prague is Prague 1, mainly "Mala Strana" below Hradcany castle and the area around the Old Town Square. Very pleasant and prestigious apartments are in the quarter Vinohrady. Then perhaps some other places like Brevnov. Because of large investment that went into the former industrial areas in the east of Prague it is becoming more and more popular to live in these revitalised areas like Karlin, Holesovice and Vysocany. After the plans had been closed, many prestigous institutions moved into these areas e.g. the English College of Prague sponsored by the Prince of Wales etc.

Districts Prague West and Prague East

Outside the administrative borders of Prague there are some very popular places to live. For expample Pruhonice with their chateaux and large botanical park with forest, lakes and many interesting trees and plants. Since prewar times places like Ricany, Jevany (home to singers and actors), Stirin (chateaux of the Foreign office and golf club), Cernosice, Lisnice (golf club), Dobrichovice, Revnice (close to Karlstejn with its most expensive golf club in the country) are very popular. Because of continuing increase in the number of cars and possible traffic jams, people start to pay attention to the proximity of railway. Trip by train from Ricany outside Prague to the city centre shall take some 30 minutes. That is less than travelling from some parts inside Prague on bus.
