The most prestigious villa quarters in Prague

In Prague 6 there is a city part called Dejvice. In Dejvice there is a lot of greenery, parks and gardens. Within this quarter you can find one of the most picturesqe and prestigious places to live - area of residences Hanspaulka.

In 1773 Hans Paul Hippman built a small baroque chateaux on the place of former old homestead . This chateaux has given its name to the whole quarter that had been built around it. From this part of Prague that lies on the south-eastern slope one can see the Prague castel, Petrin and its watch tower in the form of Eiffel Tower, park Stromovka and good part of Dejvice. On its norther edge Hanspaulka borders on the nature preserve Sarka that does not make it possible to extend Hanspaulka by new developments. Price of land here is on the top of Prague list.

For most people living in the cosmopolitan city of Prague Hanspaulka is a synonym of the best possible address. Construction boom in this area was going on between the two world wars, in the thirties of the twentieth century. Therefore luxury residences are not built here but refurbished from the old villas. Most houses of this quarter are built in the classical style of the late 19th and early 20th century villas. But there are parts that were in their time very avantquard, mainly functionalism. Next to Hanspaulka the whole complex of functionalist villas is preserved. It is called „Na Babe“ and it is the best example of this architecture in Europe. Similar functionalist complexes existed in German Stuttgart and Austrian Vienna but these were seriously damaged during the world war two.

Nearby Orechovka that is close to Prague castel is also a very expensive quarter. Like in Hanspaulka there used to live and are living well known artists, painters, sculptors, architects and businessmen. Because of the proximity of the Prague castle Orechovka was home to many political figures. Former Presidents of the country used to have their residences there, starting from the family of the first Czechoslovak President Masaryk. In Orechovka there are many embassies and ambassador residences. In contrast to Hanspaulka the streets in Orechovka are wide, there are many trees and there are several tennis courts.

From the point of view of architecture the following villas are considered to be interesting: Villa of Muller from the architect Loos, "Holland" villas of the architect Janak. There are villas of the famous painters Filla and Vaclav Spala, the house of Spaniel and the villa that architect Kozak has built for himself. Highly valued is the villa built by the well known Berlin architect Bruno Paul that is at this moment used as a residence of the ambassador. In Hanspaulka there is a well known villa of the architect Linhart that was admired by Le Corbusier during his visit to Prague. In Hanspaulka there is a hotel Praha that is very interesting not only from the point of view of architecture but also because it used to be a residence for important state and government guests. Very many prominent politicians of the 20th century lived there.
